First
Communication:
Well ask questions to ascertain home site and geographic
particulars, square footage requirements, and price range.
This will provide us with a basic understanding of your
needs so that we can proceed in the right direction.
First Sit Down:
After a visit to the home site (If it is not one of ours) we will schedule a meeting with our architect and the client to discuss the project and its parameters. |

| We will leave this meeting with a preliminary soft sketch for the client to start studying and a basis for us to start rough estimating. |
Rough
Estimating & Pre-construction Architectural Retainer:
After reviewing
the preliminary drawings our estimator will run a rough
budget to review with the client to see that we are heading
in the right direction. After deciding to proceed, the client
will sign a Pre-Construction Agreement with the builder
and deliver an architectural retainer that is credited toward
their project costs. The fees are determined based on the
scope of project. |

Second
Sit Down:
Acknowledging from the estimating conversation that we're
on track (if not changing course) we will meet again with
the architect. Here, we are able to drive the project in
the right direction based on pricing and the clients
needs. The client will also have had time to make changes
to the first drawing with our designer, while our architect
begins to fine-tune the plan. Within a week of this meeting,
the client will have their first set of rough plans. |

Specification
& Allowances Meeting:
With the preliminary plans, we are able to offer a fixed
price or cost plus agreement and review our detailed specifications
and allowances for the project with the client. We will
review everything from specialty paint and texture finishes
hardware, plumbing & appliances, exterior detailing,
landscaping and pool requirements to the finite specialty
needs the client has. |

Contract
and final plans:
After fine tuning the specifications, allowances and pricing
the client will review and sign the contract, specifications
and allowances and review our warranty process. The final
plans will be approved and we will permit the project in
the appropriate city and begin the build process. |
